How often should our building be on a dryer vent maintenance program?
For most Central Alabama multifamily properties, annual cleaning is the baseline — quarterly or semi-annual for higher-occupancy student housing, senior-living, or laundry-heavy demographics. We’ll recommend a cadence based on the walkthrough and lint accumulation observed on the first cycle.
Can you handle a full property in a single visit?
Yes for most garden-style properties — we scale the crew size to unit count. For larger properties (150+ units) we schedule across two to three consecutive service days, block-by-block, so no single day disrupts the whole property.
What if a resident isn’t home during their scheduled window?
Standard property-management protocol: your on-site staff uses the 48-hour notice as authorization for supervised entry, and we work with your designated on-site contact on the day of service. Resident-refused units are flagged in the report and rescheduled on the next visit.
Do you provide a certificate of insurance for our property’s file?
Yes. We send a current COI (general liability and workers’ compensation) directly to your compliance address on request, before the first job.
Do you also service the property’s common-area HVAC and any laundry-room-shared exhaust?

Can you work off our unit-turn calendar during high-turnover months?
That’s the preferred workflow. Cleaning during vacancy days means zero resident disruption and gives you a documented clean-vent state at lease-signing. Ask about our unit-turn priority scheduling for August/September and December/January turnover peaks.
What if a unit needs more than a cleaning — say, a damaged flex duct or a crushed transition?
